Moving to or from Dominican Republic‏?


A good price on air fair is a popular topic for those of us who live in the Dominican Republic. Either because we have, clients who need some advice on transportation, because we have "Island Fever" and need to escape for a few days, because we need to visit our families back "home" or because we have friends and family visiting us and we want to help them find the best possible deal.

I have found that you can definitely get some fantastic deals, depending on where you live and the flexibility of your timing for travel. I have compiled a few websites that I have found to be tried and true when searching for good deals on flights to the DR.

The first is Spirit Air. Not a well known airline but the prices (and specials) are incredible. I have found that for the best deals you should travel mid-week. The major inconvenience is that they only fly into Santo Domingo and from there you will have to take a 3 hour bus ride up to the North Coast. However, the buses are "better than Grey Hound" quality with reclining seats, bathrooms, air conditioning and televisions (if you're lucky you will get a movie in English with Spanish subtitles!) and the cost is approximately US$6.

The next is Jetblue, which flies into Puerto Plata daily from New York. Great service, comfortable seats and good prices, what more can you ask.

If you are flying in from Canada Westjet is always a great choice. Their flights are seasonal and they only fly to the DR during the high season for Canadians which is early November until just after Easter. You should remember to check the Canadian Charters like Sunwing, Airtransat and Skyservice through vacation sites like Itravel2000 and Redtag.

Lastly, there are the sites that will compare prices for you. Often, these do not include charter companies so you have to be sure you are not only getting a limited comparison, these include Farecompare, Bookingbuddy and Kayak. Expedia is another, but I have found that as this site has become increasingly more popular they do not offer the same discounts as some of the less popular sites.

What resources are available to you to find the right agent in San Jose where housing prices are such a significant investment and there are thousands of real estate agents to choose from?

THE BEST:

Real Estate agents you know and like. An agent recommended by family or a co-worker or a friend may be good but you have to make sure they are a good fit for you.

A local Broker referral company who can listen to your needs, is familiar with your location and will help you find the best qualified real estate agent to help.

When you find an agent you think you would like to talk to, always consider going to their website first to see if they look like a good candidate for your consideration. They may have further information on Facebook as well.

NEXT BEST:

Look for signs nearby - check out the quality of the marketing brochures in the brochure box to get a better feel for that agent.

See if they are doing an Open House and go by and meet them. Observe the activity at the property, see how long it takes to sell and look at the results.

Note: Often the home is priced right and simply sold in a timely manner. If an agent in your area is selling homes in less than a week regardless of whether the market is hot or cold, it can indicate that agent may be under-pricing listings.

The Yellow Pages - read the marketing advertisements and call who you have a good feeling about.

Contact nearby office(s) - the problem here may be getting the right agent within this office to help you as it is probably not the agent answering phones during "Floor Time". Here it would be best to ask the Broker of the office for their best recommendation of someone experienced with selling in your neighborhood.

Agent mailers to your home - Make sure they are in color, look professional and offer something of value.

Perform your own MLS (Multiple Listing Service) search on the internet on an agent website or major property search website and find out agent contact information.

The major internet websites with agent contact information and agent ads and lead capture registration forms.

SET UP AN INTERVIEW

After locating one or more agents you would like to interview, we recommend going to their website to see how they appear to you. Completion of an initial phone or e-mail interview with your list of possible agents can save you time and effort - consider asking:

1. Do they answer your phone call or your e-mail in a timely manner?

2. Are they familiar with your location and neighborhood?

3. What is there sales track record in your area?

4. What is their opinion of current market conditions?

5. Are you communicating on the same page with the agent? Are they good at listening to your situation and questions or just good at talking? Do you enjoy speaking with them? Are they pleasant and positive in their approach?

If they are familiar with your area, their website checks out and they sound good by phone or e-mail, the next step in the process is to interview the Agent(s) you have selected.

Ask them to complete a Comparative Market Analysis to determine the value of your home or real estate investment property. You can meet with the agent at their office or at your property.

HOW TO INTERVIEW YOUR SELECTED REAL ESTATE AGENT(S)

After you have selected a real estate agent or several agents to interview for the job of selling your home or investment property, we recommend that all parties that have an interest in the property be present during the interview. It is very important that the real estate agent be able to communicate effectively with all parties involved and the decision on the right real estate agent for the job must meet with everyone's approval.

If you are thinking about buying real esate in P.E.I there are 2 cities; Charlottetown the larger main and Summerside which I would just call a large town. Population here is 139,000 and 144 miles long. Takes about 4 hours to ride a car to the other side 1 way so its not that small. The market is slower than 2005 but people are still moving here for jobs and buying.

We have the best culinary school, vetinarian school in the world.
Holland College - tourism, University of PEI. Also aviation,
biotechnology, call centres, thousands of small businesses,
forestry, agriculture, fishery, etc. Tourism & Hospitality
is the largest industry, Potatoes 2nd. People grow grapes, summery savory, grain, hay, herbs. Oh yes
its like Miracle grow on steriods here. The soil is so rich and great the tomatoes are huge. 1 zuchhini here grates 16 cups! That is 1. Its amazing. I grow garlic peppers & herbs. Sunflowers are nice too.

The market: Americans are buying less this year here. In 2005 they bought up all the farms and waterfront in Malpeque area.

Market in PEI is really different: There are many tourists about 1,000,000 on average per year. Its the # 1 tourist destination in Canada for beaches, golf, weddings. The rich red soil wild lupin flowers, grain fields, strawberries, potato fields
makes a quilt like effect from the air which is spectacular on
a blue sky day. Weather - Welll yes we have winters here its not the Caribbean. Many people think its hot here all year not. We have more mild winters than lets say Quebec. I live in the most windy part the Cape and loved
it. Always a breeze no humidity and no need for air conditioning
in your car here or house here.

Seafood is well the best. Some people eat quahogs & mussels
everyday. I dive for them fresh 5 minutes away. I collect bar clams too. A lobster fisherman and his large boat live beside me its really quaint. You can buy fresh lobster baked good or fresh fresh at the market. We have it all nice people. The most friendly in Canada no that would be New Foundland we come in 2nd. Relaxed perhaps the islanders are too relaxed. I am from Montreal a city of 3,000,000 to this its was
quite a culture shock in a good way though. Now I would
not move back. The prices of houses here are the lowest
in Canada and most affordable except the large cities
are high and so are their taxes. The land parcels are huge
here. You are never 20 minutes from the ocean/water/Gulf/Strait or a river.
